It’s no secret when people are looking for a place to live, they want something peaceful, convenient, and attractive, and we all know that can be hard to find. Well, I’m about to talk about a community that is just that. Stay tuned.
Bingham Farms Michigan
Bingham Farms Michigan Location & History
Bingham Farms Michigan, sounds like a fall time attraction for cider and donuts, but the reality is, it’s a village located right here in Southfield Township which is a part of Oakland county.
Bingham Farms was incorporated on October 4, 1955, and named after a prominent family present in the village since 1880, and what’s interesting is they kept all the streets unpaved until 1984 to discourage any intensive development. If that doesn’t tell you they prioritize a close-knit community, I don’t know what does.
The Bingham farm was primarily an orchard way back when, where they had 1,000+ trees and harvested around 8,000 pounds of apples every season, it’s safe to say that was a good source of income for the Bingham family. Fast forward to today, and this little 1.21 square mile chunk of land is now home to around 1,200 people, which equates to roughly 500 housing units. Bingham Farms is primarily piled with residential and mixed use housing, while having a business center along Bloody telegraph, or Telegraph road as we know it today since there were so many accidents there in the early days.
Taking a look at this village map for more context, this map is flipped to where North and South is west and east, we have Bingham road estates as the most northern subdivision, followed by Springland, Wilson acres, shagwood estates, Bristol Farms, Bingham Pointe, Bingham Villas, Berkshire woods sub, Bingham woods, Franklin River Heights, and Brooks Park.
Similar to Franklin Michigan which I talked about in a recent video that I will link HERE, they both have this very secluded close knit feeling, without feeling overly congested unless you have a phobia of trees, there’s a whole lot of those, while having the convenience of being in centralized Oakland county to get anywhere you could possibly need. This village living may seem a little strange to some of you out there as the amenities tend to lack and it’s pretty much an incorporated neighborhood. Most people think of places like the village of Milford where it’s a nicely situated downtown with a few side streets full or residential housing, Bingham Farms is a little different.
Even back in the day they were commuting to Franklin and other nearby communities to fulfill their amenities. Bingham Farms is 5 minutes from centralized Franklin, 9 minutes from the Southfield city center, 13 minutes from Birmingham, 13 minutes from Berkley, 13 minutes from Farmington Hills, and 25 minutes from downtown Detroit, while being ideally situated along Telegraph Road (US-24), providing easy access to major highways such as I-696, I-75, and M-10. This place is a commuter's dream for all things southeast Michigan to say the least.
Bingham Farms Michigan Community
Bingham Farms isn’t as well known to the Metro Detroit community, because there’s nothing that brings residents there except to live, there’s not a lengthy list of things to do and offerings aside from a commercial district that lines telegraph road that is made up of a variety of businesses, non -profits, medical offices and a few places to eat such as: Jimmy Johns, Rusty Bucket Restaurant, Dibellas subs, Kung fu tea, The grand palm, Qdoba, etc. So once you're burnt out on subs, drive a few extra minutes to cleanse that palette.
Bingham Farms Michigan Rankings
Some other notable niche rankings for Bingham farms to show how it shakes out compared to other communities is it’s ranked #21 of 624 best places to retire in Michigan, #84 of 338 best suburbs to live in Michigan and #121 best places to live in Michigan, and the biggest reason why the rankings aren’t better is because when these rankings are established it takes a birds eye view at every aspect that makes a community what it is, so since this is just one big ole neighborhood it’s hard to give it a few extra gold stars, BUT I will say it’s a preference right. Some people want to live in one area, then work and play in another, while others want it all under the same umbrella in a community, and I get that too, because I’m sure there’s a feeling of not being a part of a community at times.
Where that may be true, there’s some collaboration when it comes to keeping the community pretty, since exterior modifications to a home need to be run through the village office for guidance prior to starting the project, which is typical for a lot of villages especially in historical districts too, but that just goes to show that they take pride in what their community looks like and that is something that should be appreciated by anyone on the outside looking in.
Bingham Farms Michigan Home Prices
Speaking of homes and real estate, I wanted to give you some insight on home prices as well. Taking a look at this chart form the MLS it shows the average sale price over the last 3 years which has the whole MLS in blue and Bingham farms in green, and the village comes in at over $711,000, which was a 7% increase year over year.
Bingham Farms Michigan Homes For Sale
As of recording this there are 6 single family homes and condos for sale in Bingham farms ranching from a $410,000 4 bedroom, 2 bathroom ranch with 2,318 square feet, with a 2-car garage, situated on 0.54 acres and built in 1956.
Shifting gears up to a $485,000 condo with 3 bedrooms, 3.5 bathrooms, 3,187 square feet, with a 2-car garage and built in 1985 with a $616 monthly HOA fee that covers snow removal, maintenance of the grounds, sewer, and water. Bingham Farms has a very extensive condo community located in Bingham woods where maintenance and upkeep is out of your hands and you can just live in a condo that actually has a good chunk of square footage.
Then we jump up to a $4,695,900 colonial with 4 bedrooms, 3.5 bathrooms, 6,314 square feet, with a 4 car garage, situated on 0.6 acres and built in 2022 which is a to be built home, the images show a model that was previously built. So the prices fluctuate quite a bit in Bingham Farms which can cater to people in many chapters in their home buying journey.
Bingham Farms Michigan Property Taxes
When we factor in property taxes, we have to first dive into the school districts. Just like Franklin Michigan, Bingham Farms is a part of the Birmingham school district, but is also a part of the Southfield public school district as well. I'll throw the Birmingham school district map in the description so you can get a sense of where that lies within Bingham farms. I will also link the Michigan property tax estimator as well as a PDF for millage rates as well that you can do control find on to get a more accurate rate and cross reference it with the estimator as they tend to be inaccurate prior to August each year OR you can simply take the millage rate and multiply it by 50% of a homes list price and divide it by 1,000 for a more accurate estimate compared to what they show you on Zillow and MLS listings.
Bingham Farms Michigan?
Based on how Bingham Farms is set up, not a whole lot of offerings, but a full blown residential community, is this a place you’d want to live? Or do you need to have a community that has a little more to offer, why or why not?
Personally, after I have strolled through Bingham Farms several times, I would enjoy the seclusion, as metro Detroit continues to get more and more packed with traffic, new developments, roundabouts, etc. It would be nice to have a place to “hide”. I understand the argument about there not being a community to be a part of, but in my opinion, I would take advantage of that and be a part of a few different communities, and build relationships with several people across several nearby areas, joining the events, country clubs, parks and recreation, etc.
