Top 5 Neighborhoods In Novi Michigan - What are the BEST and most prestigious (expensive) neighborhoods to live in Novi, Michigan? Being Ranked among the top places to live in Metro Detroit. I’m breaking down the top 5 most expensive neighborhoods in the last 365 days, right now!


I have been getting A LOT of inquiries about premium Living in Novi, Michigan, so be sure to stay until the end of this video to see what the top neighborhood in Novi is.

Starting this list off at #5, we have Maybury Park Estates. Located west of Beck Road off of Eight Mile road in the corner of Oakland county bordering Novi and Northville, this exclusive gated community surrounded by a wonderful tree line for privacy is full of spectacular homes ranging from $1.2m to over $1.7m. Buyers are willing to spend premium prices to get into a community of this caliber. Homes that have sold recently in this neighborhood have spent anywhere from 10-30 days on the market, which is not a lot of time, as many luxurious properties have a very limited buyer pool. With just over 100 homes behind the gate, you can assume the demand is pretty high. On top of that, the neighborhood couldn’t be any better located.


Just down the road from the 944 acre Maybury State park and Maybury Farm, full of mountain bike trails, site seeing, and space for any outdoor activities. On top of that, it’s just a few short miles from the High School, Middle Schools, Laurel park Place, Twelve Oaks Mall, West Oaks, and Novi Town Center for shopping and Walnut Creek Country Club to work on your golf game. Most children in the community attend school in the Northville school district, which is among the top districts in the state.


A lot of the homes in this neighborhood have been built between 2005 and 2012. Just to give you some more perspective about this community, I'll show you the most expensive home that has sold in there within the last year just to give you an idea of what that price range can get you in a community like Maybury Park Estates. Taking a look at this home off of Maybury Park Drive. This beauty was built in 2012, and has 4 bedrooms, 3 full bathrooms and 3 half bathrooms, along with a 4 car garage on over half an acre. It includes some premium features, such as smart home automation, a golf simulator, comfort station, and a screened-in lanai (LUH-NIE) with an outdoor fireplace. All that with an association that takes care of maintaining the grounds, and snow removal. With just over 6,900 finished square feet, this home sold for 1.7 million dollars, all cash.


Switching gears to #4 on this list, Island Lake of Novi. This community is located East of Napier Road and West of Wixom Road and offers 901 acres of beauty. It’s a private community on 170 acre Island Lake (not to be confused with the Island Lake in Brighton) that has parks, beaches and a boathouse that features a great room, kitchen and library available to rent to Island Lake of Novi residents only and invited guests. The price point in this large community is anywhere from $645,000 for their waterfront condos, to over $1.76 million based on the sales that have taken place within the last year or so.


The cool thing about this community, is the price range is pretty significant, which opens up the buyer pool a little bit more, so you can get in on this desirable community. Based on previous sales of all price ranges, the homes have spent anywhere from 0-35 days on the market. Some of the higher end homes have spent a little more time on the market, as they were overpriced into the $2 million range. With a little under 200 homes holding hands around Island Lake, it’s safe to say (based on the days on market) there’s some demand in this community as well, and with good reason.


A lot of the homes and condos around the lake were built between 2002 and 2005, but the majority of them have seemed to be updated quite well within the last 5 or so years. Again, I'll give some more details about one of the more expensive homes that sold in the community and you can get an idea of how its offerings compares to the other 4 communities I'll mention.


Taking a look at this home off of Drakes Bay Drive, which is conveniently a few houses down from the Island Lake Community Association, which you’ll see in an aerial view, it's essentially an island that includes the community building, the community pool, tennis courts and volleyball courts. This home was built in 2005, but was updated in 2021. This premium home has 6 bedrooms, 4.5 bathrooms, over 6,800 sqft, with a 3 car garage all situated on just over an acre of land with 150 feet of lake frontage. These home features can best be shown with the images, and I know for a fact your mouth is wide open because I can see you drooling from here. This home sold for $1.76 million at the end of 2021.


Moseying on over to #3 on this list for the top neighborhoods in Novi, Michigan. We have the Tuscany Reserve subdivision. Built by Cambridge Homes, Inc. who have earned a development of the year award on several of their projects, and another one that is number one on this list! This community is a neighbor to #5 on this list, Maybury Park Estates. This is also a private, gated community that has about 58 custom built homes with unique European-inspired elevations that focus on old-world style architecture, which makes this community very much one a kind. You can tell by simply looking at the entryway to this community, that the homes are going to be nothing less than unique. Just like the other communities, they are perfectly located with countless city offerings, not just in Novi, but Northville as well.


Over the past 365 days, there has only been one home sold in the community, so it would make sense to break down that home a little bit to give an idea of how this community is. This home, which is off of Castello Court toward the back of the community, has 4 bedrooms, 5.5 bathrooms, over 8,400 square feet, with a 4 car garage on three quarters of an acre. This ranch style home was built in 2018 and features: ceiling heights from 12-1/4 ft up to 17 ft, brazilian hardwoods, energy efficient fireplaces, sports quart, heated garage with a loft, and a 12-panel Nana wall that filters natural light.


This home sold for $2.4 million to an all cash buyer after just 8 days of being on the market. I would say that’s a fair testament to the desirability of this community.


Hopping on over to the next neighborhood coming in at #2, Casa Loma. This community is located adjacent to the most prestigious community in Novi that I'll touch on later, which is off of Beck Rd between Eight and Nine Mile road. This community had their ribbon cutting ceremony back in mid-2016 to showcase their new private, gated community that is home to over 10 properties spanning across 15 acres. This community is known to be the longest boulevard neighborhood in southeast Michigan.


Hometown Life released an article during their development stating the community features: wooded lots, private sidewalks, west-facing garages, north/south orientation to the homes, fountains, ponds and water features throughout. It includes a wetland-protected preserve, underground utilities and is close to major freeways, schools, shopping, hospitals, fine dining and entertainment venues. If that’s not enough to have you waiving around your checkbook, I don’t know what is. Designed by award-winning architect Todd Hallett, who focused on a very unique and inviting style to each one of the homes behind the gate.


Just like the last community I touched on, there was only one sale within the last 365 days, which makes sense being as there’s only 10 homes in this community. So let’s break down this home a little bit. Spending just 11 days on the market, built in 2019, this 4 bedroom, 5 full bathrooms, and 2 half bathrooms cape cod, with over 7,700 sq ft, including a 4 car garage on just over 0.80 acres, this home was purchased all cash $201,000 over the asking price, coming in at $2.8 million. This home features: a state of the art security system, 12 foot ceilings, full service bar, outdoor executive lounge, theater room, wine cellar, gym, steam room, and so much more. This home, compared to the rest, has no shortage of detail to say the least.


Last but not least, the #1 best neighborhood in Novi, Michigan. Bellagio. Bellagio is the most prestigious gated community in Novi, Michigan. This Cambridge Homes project was named development of the year in 2005. Located right off of Beck road, neighboring the Casa Loma community, consisting of 55 estate sites spanning over 73 acres. This neighborhood has an iron and brick entryway that shows the true character of the community as a whole. The large homesites surround a four-acre central park graced with wonderful gardens, walking paths and a classical limestone gazebo.


Over the past year, there have been 9 homes sold, 2 of which are currently pending. Out of those 9 sales, the price range was anywhere from $1.25 million to just under $3.2 million. So just like the other communities, I’ll break down the most expensive sale to give you an idea of the homes offerings with such a significant price increase from the other communities I touched on.


Currently pending for $3.19 million (the price could change while under contract), built in 2007, this home has 5 bedrooms, 5 full bathrooms and 3 half bathrooms, a 4 car garage, with over 10,800 total square feet situated on 0.80 acres, this home is one that will dislocate that jaw of yours since your mouth will be open so far, I still see you drooling. This home is the definition of craftsmanship and elegance. Some of the home features include: custom fireplaces, two story foyer and executive office, butlers pantry, theater room, 1000 bottle wine cellar, walkout basement leading to an in-ground hot tub, and so much more.
