How Does Buying A Home Work?

  • Step #1 - Find A Real Estate Professional
Even if you aren't 100% ready to buy a home, it's important to get in touch with a real estate professional to give you insight on the current housing market as well as give you recommendations on several resources throughout the process. Let's start by having a conversation! Click the button below to get started!
  • Step #2 - Get Pre-Approved For A Mortgage
Again, it doesn't matter if you aren't 100% ready to start the process or not, getting in touch with a mortgage professional early is crucial to understand how much home you can afford, what you need to do to make that happen, and what barriers could be keeping you from affording more, or the reason for driving your monthly payment up. Reach out to Andrew and he will give you several recommendations to get the home buying process underway!
  • Step #3 - Decide What Your Ideal Home Looks Like
What does your "needs" and "wants" list look like? Be sure to write down the differences, and narrow in on what is a priority to you and what isn't. What price range do you want to stay under? What's your ideal commute to work or extracurricular activities? How long will you be staying in the home? All these questions can drastically affect the type of home you're looking for.
  • Step #4 - Viewing Homes
After you fill out our Michigan Home Finder form, Andrew will personally review the details you have provided and create a home search with housing inventory that hits your inbox as soon as it hits the market. Once you come across a home you like, send the address to Andrew, he will perform backend due diligence on the home and a showing will be scheduled if all the details are satisfactory.
  • Step #5 - Making An Offer
After you have spent time viewing homes and found the one you see yourself pulling into the driveway everyday, it's time to make an offer. Andrew will review the offer and all the necessary documents with you, advise you on negotiations, terms, and any conditions to benefit you as a buyer.
  • Step #6 - Inspections & Due Diligence
Once you get your offer accepted, now is the time for inspections and due diligence, which is an allotted amount of time after the offer has been accepted to investigate and inspect as much as you can about the home from: home inspections, sewer scopes, water tests, radon gas, infestations, septic tests and well tests, along with ordering title work for the property to understand the legal aspect of a home purchase. Once you are satisfied with this step, if applicable, an appraisal will be ordered to value the home to determine how much the mortgage lender will give you to finance the home.
  • Step #7 - Closing Time
After the home gets appraised and the outcome is negotiated accordingly, the mortgage lender will verify a few more things with you and if all conditions are met, a closing date can be set, and funds will be provided either by cashiers check or by wire from your financial institution to the title company. Once funding is received and the documents are signed, you will receive the keys to your new home!
